On behalf of Moorgate Property, we are pleased to announce that approval has been granted by the Court in the matter of Moorgate Mosman Pty Ltd v Mosman Municipal Council  NSWLEC 1188 for the construction of a residential flat building at 187-189 Spit Road, Mosman.
The development, as approved, comprises:
-Demolition of the existing dwelling houses and structures on the site
-Construction of a four storey residential flat building comprising six units
-Excavation and construction of basement carparking
-At grade access from Spit Road to a car lift via Level 2
-Associated landscaping, civil works and communal open space areas.
This matter presented unique challenges, notably the site levels and relationship to the streetscape to achieve a superior urban design outcome. Accompanied by 3 x Clause 4.6 variations for building height, floor space ratio and wall height, a precise planning and legal strategy was executed to present in the hearing to support the proposal.
The development represents a contemporary and sophisticated response to what can only be described as a challenging site.
